<p>I&#8217;m assuming that the movie theatres have tested their price point and figured out what the highest price is that they can charge and get away with - the highest price the market will be willing to pay.</p>
<p>And, that&#8217;s what they charge for their popcorn.</p>
<p>I believe that&#8217;s a mistake. Here&#8217;s a better way of doing it:</p>
<p>Test your price point. Find out what the highest price is that the customer is willing to pay for your product. Then, bring the price down considerably! Offer a &#8216;better&#8217; deal than your competitors. Or offer them a lot more value than others, by adding additional bonuses to increase the overall perceived value.</p>
<p>Sure, you can take advantage of your customers by charging as much as you possibly can. But, I wouldn&#8217;t recommend that strategy. Instead, tell them what others are charging and what a great value you&#8217;re giving them. Break it down for them and explain the difference. Show them how they&#8217;re unique and why buying from you is in their best interest.</p>
<p>Remember, you can either corner them into buying from you, or you can just make your offer so much better, and so much more irresistible, that they will want to buy from you!</p>
<p>Moreover, I want the customer to feel good &#8216;after&#8217; the purchase as well. I&#8217;m not a fan of buyer&#8217;s remorse, and I assume my customers aren&#8217;t either.</p>
<p>You ensure that they will continue to feel good about their buying decision after the purchase by delivering on your promise. In fact, you can go a step beyond and &#8216;over-deliver.&#8217;</p>
<p>When you do that, you will also:</p>
<p>1) Dramatically decrease your refund rate, and</p>
<p>2) Ensure that the customer will buy from you again, in the future, because his first purchase from you was a positive and rewarding experience.</p>
<p>And, besides, the only reason I&#8217;m &#8220;in business&#8221; is because of the &#8216;customer.&#8217; Why would I want to cheat him or trick him? We&#8217;re in this business because we want to help people and create real value in their lives. Not because we want to suck every penny out of them, right?</p>
<p>Most marketers are bad marketers because they think that marketing is about &#8216;tricking&#8217; people into giving them money. That&#8217;s absolutely not true.</p>
<p>If you do it right, they will want to give you the money, and feel good about it. And, you&#8217;ll be able to sleep well at night.</p>
<p>Marketing is not a one-shot deal. If you try to trick the customer into giving you as much money as possible just so you can get one sale out of him, you&#8217;re seriously missing out.</p>
<p>Instead, if you make the first buying experience a pleasant one, the customer will continue to buy from you again and again, and will happily give you more money. So, don&#8217;t forget about your existing customers after they&#8217;ve made that first sale. That&#8217;s just the beginning of your mutually-beneficial relationship with him.</p>
<p>Well, there you have it&#8230; &#8220;popcorn marketing&#8221; explained, and then some! <img src='http://jimbehrle.com/wp-includes/images/smilies/icon_smile.gif' alt=':-)' class='wp-smiley' /> </p>
<p>There are many extremely powerful marketing strategies and psychological motivators at work in the above &#8216;movie popcorn&#8217; scenario.</p>
<p>Remember, just &#8216;knowing&#8217; about these strategies and concepts won&#8217;t do much to increase your profits. Start applying as many of them to your own business as possible, and I guarantee you&#8217;ll sell more, and sell more often.</p>
<p>In fact, you&#8217;ll get much better results than the movie theatres ever will, by always keeping the customer&#8217;s best interest in mind.</p>

			<content:encoded><![CDATA[<p>Thinking about selling your home?  Perhaps you should give this some thought too&#8230; I have already touched upon the importance of a home seller viewing himself or herself as the employer who is &#8220;hiring&#8221; an agent to sell their home and to screen them like you are hiring an employee. Specifically avoid hiring part time agents (unless you want part time representation).</p>
<p>So let&#8217;s assume that you have retained an agent, your home is listed and you get an offer on your home.  Sounds great right? Maybe, maybe not.  When you accept an offer, depending on the language of the offer, you are effectively removing your home from the market until you determine whether the buyer can, in fact, buy the home.  You would hope that there has been (and often is) some financial pre-qualification of the buyer by the agent before the offer is presented to you and accepted. But agents are not loan officers and sometimes buyers who appear to be able to borrow a mortgage can&#8217;t.</p>
<p>When I was a loan officer I saw nice people in nice clothes driving nice cars with decent down payments unable to borrow a mortgage.  Why?  A variety of reasons including but not limited to bankruptcy, legal claims, insufficient time on the job, over extended credit, divorce in process, etc.  In other words, people who &#8220;look like they could do a deal&#8221; sometimes can&#8217;t.  And there you are&#8230;with your property possibly off the market for 30 days or more to find out the buyer can&#8217;t buy.</p>
<p>Briefly: there are two kinds of credit reports&#8211;an in-file report and a mortgage credit report.  An in-file is kind of like a quick report whereas a mortgage credit report is much more thorough and can pick up things an in-file may miss. The point is, sometimes things are discovered over time about buyers.  This is especially important in &#8220;chain deals&#8221; where a seller is also &#8220;buying&#8221; and needs to sell to buy.  And like a chain, it&#8217;s only as strong as the weakest link.  Agents are aware of this but like I have previously stated, sometimes agents throw offers on the wall and hope they stick</p>
<p>What should you do? Well, that depends. There are basically two kinds of home buyers and sellers on the planet&#8212;The elite few and everybody else. If you are selling a high dollar property geared toward an upper crust society you will probably be working with a top producing agent, not a new, inexperienced or part time agent. In that case you probably don&#8217;t need to read this article. However, if you fall into the everybody-else category you may want to consider the following:</p>
<p>***Use a written protective clause when you accept a purchase offer from a potential buyer.</p>
<p>Your goal is to determine whether the prospective home buyer is a green light, yellow light or red light for financing and any qualified loan officer can determine this information quickly during the loan application process.</p>
<p>What you want the buyer to do is get qualified by a loan officer of a reputable lending organization for financing quickly and to have that tentative qualification for loan approval in writing before you remove your property from the market. You should have an attorney review the purchase offer and modify it to make sure the buyer gets loan approval within a short period of time from a lender.  I am not an attorney nor am I giving legal adviceI am suggesting a common sense approach to protecting yourself. One quick fix, only as an example, is to accept the purchase offer with a protective acceptance clause something like this:</p>
<p>&#8220;Acceptance of this offer subject to buyer written qualification for loan approval within (48) hours&#8221;</p>
<p>If you or your agent get written notice of pre-qualification and tentative loan approval from a lender and the buyer looks like a green light for home financing, then you can pretty much relax.  If not, you have options&#8230;</p>
<p>Why would a seller do this?  What if a cash buyer wanted to put an offer on your property a few days later?  What if a truly qualified buyer came along within the next week or so? What if either of these two scenarios occurred and your property was tied up, off the market for an unqualified borrower and you didn&#8217;t find out for 30 days that you were dealing with a dud? Again, you want to talk to your attorney about the exact language you should use in your area.</p>
<p>Here&#8217;s something else home seller should know.  Loan officers at banks tend to be on a salary, loan officers for mortgage brokerage companies are most often notthey eat when the real estate deal closes. Mortgage brokers tend to work harder to get a borrower financed because they don&#8217;t earn any money unless they close the deal. If I was selling a home, and the borrower was a marginal buyer, I would prefer the buyer apply at a reputable mortgage company v. bankbut that&#8217;s just me. It is something to consider as a sellerwhere is the buyer going for financing?</p>

			<content:encoded><![CDATA[<p>Timeshares are a large part of the vacation travel industry. Travellers who cannot afford to own a home abroad, or who don&#8217;t want the worries associated with exclusive ownership, often see timeshare as an affordable alternative.</p>
<p>However, unscrupulous salespeople, poorly maintained properties and unexpected hidden costs have brought a lot of bad publicity to the industry. A well-informed consumer can avoid the common pitfalls.</p>
<p>It is always risky to buy property sight unseen, but many people do this when they purchase timeshares. If you purchase in an area where you wish to vacation, you may be unpleasantly surprised when you arrive at your destination.</p>
<p>However, many timeshares are purchased with the intent of trading them for others in different locations, and in this case the location of the property is a bargaining chip, not the actual physical property. Timeshares in prime locations such as Hawaii are easier to trade than others.</p>
<p>Recently, big corporations such as Disney, Hilton, Marriott and Hyatt have entered the timeshare market, and their properties are of a uniform standard around the world. First, you should know that if you buy a new unit directly from a timeshare company, it may cost up to 60% more than if you purchased from the resale market.</p>
<p>Buying from a time-share company is more expensive primarily because of the company&#8217;s marketing costs, which include free trips, meals and vacation activities for prospective buyers. Most customers of these timeshare companies buy on impulse, without any intent to purchase when they first walked into the timeshare seminar. Hard-sell tactics and &#8220;Buy-it-NOW-one-time-only-offers!!!&#8221;  are the rule, and to avoid being pressured into a bad deal, the best tactic is to avoid these sales presentations altogether.</p>
<p>Try the resale market for better deals. Time-share resales are listed on many websites, on eBay and with independent time-share brokers. The search term &#8220;timeshare resale&#8221; produced approximately 500,000 results on Google, so there are plenty of services to choose from.<br />
 If you buy directly from an individual, a resale broker or a lawyer can handle the closing for a charge of $300 to $500.</p>
<p>If you are buying a timeshare for the resale value, consider regular real estate instead. Timeshares do not increase in value in tandem with conventional real estate. From a strictly financial point of view, time shares are poor investments.</p>
<p>Most real estate increases in value, but this is not always the case with time-shares, especially those bought directly from timeshare companies.  If you get a good deal on a resale timeshare in a prime location, it may increase somewhat in value.  But usually time-shares are like cars &#8212; they are commodities to be used, and are resold for less than the original purchase price. Don&#8217;t think of timeshares as real estate; you are buying a vacation plan.</p>
<p>Also, unless you buy in a prime location, swapping them may not be easy. Timeshares are frequently sold on the claim that the buyer can trade a week in one place for a week at another location. This is only true if the location is in demand by other vacationers. Otherwise, expect to  vacation in the original location each year.</p>
<p>To find out whether or not you will be happy with a timeshare,  it may be a good idea to rent one for your next vacation. Many timeshare units are placed on the rental market by owners who couldn&#8217;t get away to vacation at their alloted time, and these units often rent at bargain prices. Check the same websites that offer timeshare resales for available rentals.</p>
<p>There is a new &#8220;points&#8221; system being offered by some timeshare properties. Instead of getting a week each year, buyers purchase a set number of &#8220;points.&#8221;  These can be redeemed for a week&#8217;s stay during the peak season,  for longer periods during the off-season, or even spread over the year in two- or three- day segments.</p>
<p>Some large hotel companies such as the Marriott also offer a points systems whereby a stay at their hotel earn points in the company&#8217;s time-share system. Points systems can be confusing, so be sure you have a clear understanding of the services you are buying. For instance, find out how much advance time is required to reserve a week at the resort during peak season, whether the points have an expiration date, and if it is possible to transfer the points to other facilities in the same resort chain. However, when it comes to vacation planning, the points system offers more flexibility because the buyer is not locked into the same week every year.</p>
<p>Most important, don&#8217;t forget the annual maintance fee. Time-share owners are responsible for paying a portion of the property&#8217;s upkeep. These annual fees, including maintenance and real estate taxes, typically range from $300 to $700 per week of ownership.</p>
<p>In summary, timeshares can be a good buy if they offer some flexibility in terms of transferring to other locations and timing your vacation. The typical timeshare is a small condo with kitchen facilities and one or two bedrooms, ideal for a family vacation, and since such units rent for $150-200 per night, a timeshare purchase may be a cheaper way to travel. However, if you are a mobile traveller who likes to stay in a different town every night, a single person who doesn&#8217;t need the extra space, or if you travel at unpredicatable times, then a time share may not be suitable.</p>
